PET POLICY: Pets are not allowed in any rental unit unless noted in the unit description. If a pet, or evidence of a pet, is found on unit premises, tenants will be evicted immediately and entire rent and deposit will be forfeited. No pets are allowed on the beach in Mexico Beach. Leashed pets are allowed on the beaches of Gulf County (Beacon Hill and St. Joe Beach). TELEPHONES: All telephones furnished in rental units are restricted to incoming and local calls. There is a $0.25 charge on all outgoing calls to Panama City, Tyndall Air Force Base and Wewahitchka. This makes it necessary to charge a $5.00 telephone fee on units with telephones. Long distance calls are restricted to calling card calls only. Parker Realty will only deliver emergency messages! CANCELLATION: In the event of cancellation or change of your reservation without the purchase of travel insurance (see below), you are subject to forfeit of your pre-payment and/or payment in full unless the unit re-books for the same time period and number of days. If the unit re-books for the same time period and number of days, you will be refunded your pre-payment and/or payment in full less reservation and cancellation fees. TRAVEL INSURANCE: If you would like to purchase Travel Insurance please contact Travel Guard at www.TravelGuard.com or by calling 800-826-4919. They are available 24/7. If you choose not to purchase travel insurance, NO REFUNDS WILL BE OFFERED. If no insurance is purchased, no refunds will be given, unless we are able to re-rent your unit for the same days of your reservation (less reservation and cancellation fees). BREAKDOWNS: Report maintenance, damage or cleaning problems as soon as possible. Parker Realty makes every effort to keep property and equipment in good repair. If mechanical or other failure does occur, appropriate service providers will be notified. Air conditioners, televisions, appliances, fixtures, etc. cannot be guaranteed. Refunds or rate adjustments will not be made in the event of mechanical or other failure. ERRORS AND OMISSIONS: Parker Realty has made every effort to represent rental properties accurately. Changes to properties may occur after printing of this rental guide. Prices are subject to change. Parker Realty assumes no liability for errors or omissions. OCCUPANCY: Each unit has the maximum number of persons allowed designated in the description. Parker Realty strives to maintain a family atmosphere for our guests – therefore, we will rent to family groups and responsible adults only. Absolutely no house parties are allowed. Violation will result in eviction without refund of rent or deposit. Sleeper sofas do not provide the comfort of a bed – please take this into account when making reservations. SUBSTITUTIONS: Parker Realty reserves the right to substitute comparable accommodations without notice or liability if a unit becomes unavailable due to circumstances beyond our control. When comparable accommodations are not available, the renter has the option of choosing from available properties at the advertised rate or receiving a full refund of the reservation deposit. All reservations are subject to rate increase or change in availability. UNITS FOR SALE: Rental units may be on the market for sale. Owners reserve the right to show the unit themselves or through Real Estate Agents by advance appointment only. nd Procedures SPRING/SUMMER WEEKLY RENTALS: Subject to current rates, availability and Parker Realty policies and procedures. FALL/WINTER MONTHLY RENTALS: Subject to current rates, availability, Parker Realty policies and procedures, and additional terms as follows. Rental units are available at special rates from Labor Day through April 1st (off season) on a monthly basis. Weekly rentals during this time are discounted by 20% unless otherwise noted. Off season monthly rentals require 50% of rental rate and a $75.00 processing fee to confirm reservations. The balance of the first month’s payment is due 30 days before arrival. Monthly rates are advertised weekly rates unless otherwise noted. Utilities are extra on monthly rentals (water, sewer, garbage, electric, gas, cable, telephone, pest control, etc.). Monthly tenants will be charged $0.25 per call to Panama City, Wewahitchka and Tyndall Air Force Base. A cleaning/damage deposit of $200.00 is required on all units. Rentals less than 6 months in duration are subject to sales and bed taxes. Tenants must make arrangements for mail service before their arrival (contact the Mexico Beach Post Office at 850-648-2208). In the event of cancellation, deposits will not be refunded unless the unit is re-rented for the same time period. Tenants are required to provide Parker Realty with 60 days notice prior to departure. Failure to do so will result in deposit forfeiture. 3
