I-4 Commercial Corridor Conference Coldwell Banker Commercial Saunders Ralston Dantzler (CBCSRD) recently hosted its 2nd Annual I-4 Corridor Conference to provide insights and analysis from top market experts, including Gary Ralston, CCIM, SIOR, CPM, CLS, CDP, CRX, FRICS. The firm is positioned geographically in the center of the I-4 Corridor and offers leading expertise on commercial real estate trends and opportunities in the area. The I-4 Corridor continues to experience dramatic population growth, even when compared with national averages. Population growth in Florida is projected to be an additional 6 million by 2030, increasing the state’s population to 26 million. Of that 6 million people, over half will move into the I-4 Corridor. Two of the counties in the I-4 Corridor were among the 10 fastest-growing in the nation from 2015-16, a trend that continues. This substantial growth creates an array of opportunities for commercial real estate as business grows to meet the demands of the incoming population. The I-4 Corridor includes between 15 and 23 counties depending on various definitions. Some define the area based upon its political influence on national elections, a distinction for which the I-4 Corridor is becoming more known nationally. Others identify the area as a corridor of high-tech industry growth, a prime location for distribution and logistics for clicks-to-bricks companies, or as an area known for intense population growth. Regardless of how one views the boundaries of the I-4 Corridor, by all definitions the area is fastgrowing in population, influence, and opportunity. “People tend to forget that the I-4 Corridor stretches coast-to-coast across the state and includes far more than just the Tampa and Orlando metro area,” said Ralston. “Assessing the best real estate option for businesses looking to expand into the area requires in-depth knowledge about demographics, economic markets, workforce, and even political climates of multiple counties across the area. We offer that expertise.” Approximately 350 real estate agents, investors, and business professionals attended this year’s event. The conference offered 10 breakout sessions for focused discussions and interactions between attendees and 36 expert panelists.
