Lou Nimkoff, the owner-broker of Brio Real Estate
Services LLC, is 2018 president of the Orlando Regional
REALTOR® Association.
“It is a privilege and a responsibility to lead our association
during
this period of change in the real estate industry,” says
Nimkoff. “My intention, along with the leadership team, is to
guide ORRA on behalf of the entire membership as it seeks to
provide the programs, activities, and benefits that help our
members navigate and succeed in their chosen profession.”
Lou
holds the Certified Commercial Investment Member
(CCIM)
and Certified Property Manager (CPM) designations.
He has been an active ORRA volunteer since 2004, and his
extraordinary service to the association — which has included
a wide
variety of committee chairmanships and many years
on the
board of directors —was recognized in 2013 with the
REALTOR® of the Year Award. This honor, ORRA’s highest, was
presented in acknowledgment of Lou’s contributions to the
creation of the Orlando Regional Commercial Council.
Lou
is a commercial real estate specialist who also contributes
his leadership to both the Florida CCIM Chapter and
the nationwide CCIM Institute. He even served as treasurer of
CCIM Institute in 2017, when Orlando enjoyed representation
by the CCIM Institute president, president-elect, and treasurer.
Experience within Orlando’s commercial real estate realm
is going to be particularly valuable to ORRA in the coming
years; Lou is landing in the ORRA driver seat as the board of
directors is increasing its focus on relocating the association’s
headquarters and opening satellite offices for member
convenience.
In addition to addressing issues of location, Lou plans to
spend his presidency prioritizing REALTOR® safety, education
delivery technology, and engagement initiatives that
encourage ideas and input from members as ORRA’s course is
charted for 2018 and beyond.

The most pressing REALTORS® issue I would like to see
ORRA address during my term as president is the degree of
professionalism exhibited by REALTORS® across the board.
The most pressing real estate issue I would like to see ORRA
address during my term as president is the lack of affordable
and workforce housing. This concern encompasses issues
ranging from homelessness in our city to rising rental rates to
very low residential inventory conditions.
I choose to be involved with ORRA because REALTORS® are
a powerful voice for homeownership and personal property
rights.
ORRA has had an impact on my career by allowing me to be
engaged with so many great professionals that have helped
me grow, have referred business to me, and have allowed us
to work together to achieve things we could not do alone.
The factors most affecting the future of Orlando’s housing
market are interest rates, the cost of raw building materials
that is impacting new-home construction, and the area’s
economic growth.
What I wish others knew about ORRA is that education is
more than just learning about something. It’s about networking
and meeting people with whom you can do business;
from whom you can learn; and from whom you can gain new
perspectives.
What I think will be different about ORRA in five years is
that we will be more engaged with other local REALTOR®
associations, which will make it easier for our members to do
business outside of Orange and Seminole County.
My three goals as a real estate professional for 2017 are to
learn more about how technology can help us do our jobs
better, to remember that real estate is a people business, and
to become more engaged in advocacy efforts geared toward
helping first-time homebuyers.
My favorite thing about Central Florida is that there is so
much to do here and that
it’s growing in all four
directions, but the beach
is only an hour away.
My first job was working
at a radio station.
If I were not in real estate
I would be a lawyer.
