What’s one of the most crucial parts of a
Realtor’s job?
“Managing a buyer or seller’s expectations
from the ‘get go’ and arming and supporting
their client with the right information,” says
Fore Properties broker Jen DiMayo.
A professional broker will take charge of the
process, from soup to nuts, whether
they are representing a seller and
setting the right price or whether
they are representing the buyer
and enabling them to get a true
perspective on value. The trail of
responsibilities the broker has for the
seller, from pricing and preparing the
home for the market and explaining
the regulatory environment and
inspection process is as long as
the buyer client’s indoctrination
to the many processes involved in
the contract to closing process and the myriad
of steps involved from a buyer’s first visit to a
property all the way to the closing table.
Too often, agents try to manage their buyer
expectations in real time, as it’s happening,
which is very stressful. “From Day 1 it is
imperative to coach and educate your seller or
buyer as they embark on what we hope will be
a satisfying process. The thing we try to avoid,
at all costs, is our client’s experiencing that ‘deer
in the headlights’ look,” adds Fore Properties
broker/owner, Bill Sahadi.
Pre-counseling is key especially in our brisk
real estate market. With the barrage of social
media, syndicated valuation websites and
misinformation, a professional and experienced
broker needs to keep their client ahead of
the ‘misinformation highway’ and keep them
focused on local market conditions, comps
and trends. Properties are moving quickly,
and buyers need to be prepared to keep pace
or possibly lose out on opportunities. In order
to be ‘ready to go,’ the broker helps the buyer
create the proper perspective. Without the right
perspective, the buyer is left with only wishful
thinking and generally disappointment.
Helping a seller set the right price, based
on comps, and the lack of or the presence of
competition is the most important work a
professional broker can do. The home in the
best condition, at the best price, and in the best
location stands the best chance of procuring an
offer in the shortest period. In trying to assist
a buyer and discourage low ball offers when
good comparable information is presented to
them, is a challenge that requires the broker
to advise with a bit of tough love while keeping
their buyer client focused on the big picture.
The broker’s job is to help diffuse the emotional
reactions and decision making, and that is done
by managing expectations in advance.
Some people will always be good at telling
their client what they want to hear. Beware. A
top professional real estate broker will be able
to tell their client what they need to hear. It’s not
the easy path, but it’s the right path. Whether
you are a buyer or a seller in our real estate
market, align yourself with a broker who has
vision, perspective, confidence and the ability
to paint the most realistic picture with the goal
of helping the seller get their highest price and
their buyer procuring the best value possible. ☐
