Q:What advice do you give home owners
who want to sell their homes quickly?
There are a few things you can do to sell your
home quickly, but these are my top five tips:
• Price it right the first time. A great real estate
agent can provide vital resources, extensive
market analysis and comps to help the seller
price the home properly. We want to ensure
that the home is competitive in the marketplace,
but we also don’t want to leave money
on the table.
• Ensure the home has a great curb appeal.
Even if the inside is immaculate, a buyer’s
first impression is also set by the exterior of
the home.
• Depersonalize your home. You want to help
buyers visualize themselves in the home. To
do this, remove family photos, memorabilia
collections, and personal keepsakes prior to
listing the house. However, don’t take out
everything! An empty home can also leave the
buyer feeling empty.
• Always be willing to show your home. You
want to avoid any obstacles that prevent potential
buyers from looking at your house. Be willing
and available - and ensure that your home
is clean and ready for last minute showings.
• Do not over-improve your home. Remodeling
is great but a $20,000 remodel will not add
$20,000 worth of value to your sales price.
Oftentimes, sellers find themselves having to
list above market value hoping to recover from
the investment. Be careful of over-improving.
