Town & Country
The great thing
about buying
a home in Union
County is that you
have so many
choices. You can go
remote-and-rustic with a mountaintop
retreat, or stick closer to town in one
of our charming neighborhoods.
Looking for amenities? You’ll find
several golf and waterfront communities
that fit the bill. Acreage options
run the gamut from secluded land
bordering the national forest to mini
farms and lakefront parcels. Of course,
prices and options can vary widely, so
be sure to consider all your options.
COZY CABINS
Small, older cabins
are available beginning
in the $90,000-
$160,000 range.
12 » Real Estate Market
Typically, these are vacation homes on
lots of an acre or less with 1 to 2 bedrooms.
At the upper range, 3/2s are
easy to find. At $199,000-$250,000,
you’ll start seeing newer construction
with finished basements, lofts, outbuildings
and additional acreage.
MOUNTAIN HOMES
Larger, year-round homes can be
found in the $250,000-$350,000
range. These are typically 3/2.5s
to 4/3s spread across multi levels (full
basement, main level and upper level)
with covered porches, wrap-around
decks and cathedral ceilings with exposed
beams. As the price goes up, so
do the views, with buyers paying
more for long-range mountain views,
lake views and property bordering
National Forest.
LAND & LOTS
Small building lots (no improvements/
seasonal views) can be found for as
little as $9,900. You’ll start to pay
$15,000-$40,000 for an acre or more
in a subdivision with paved roads and
utilities. Year-round and long-range
mountain views raise the price to
$50,000-$150,000. Land with 5 or
more acres had an average sales
price in 2017 of between $5,000 and
$10,000 per acre with several factors
such as view, pasture and water
determining the final sales price.
For new construction, a good rule of
thumb is $125 to $150 per square foot.
