Searches done lately will have few if any REO
sales showing, most will be in manufactured
homes and in the lower home values. Even
Richmond county today has very few REO
listings.
What we have entered this year is the Sellers
Market. Homes are getting listing values, and in
many cases are going for
more. To illustrate, I have
had six transactions this
year representing sellers
and buyers that closed
for more than the listed
price.
One remote home in
the north of the county
did not sell as a REO for
over a year, and was relisted
at $32,500; when
the dust settled, it sold
for $64,000! That was
an exceptionally high
amount over list. There
was one mitigating factor
that affects value in this
case. It was listed with a broker not belonging to
the local MLS. That meant it was only visible as
an active listing on Realtor.com web site and the
sign out front.
The seller (Lender) suffered an inordinate
amount of time getting the true value by listing
with a broker/MLS outside of the local market
jurisdiction. One of the current problems of
the MLS system as it operates today. The major
offenders are the lenders, they have approved
brokers and those are the ones who get the
listings. They don’t care if the High Point Realtor
does not belong locally or not.
As a Buyers Agent I have had to bid over list
on a home in Carthage and have represented
sellers in three other trans actions that went into
the terminology of ‘send me your client's highest
and best.’ As listing agent we have to be fair, we
cannot disclose the terms or price of any offer
other than to advise all parties to bring their
‘highest and best.’ The seller will have obvious
satisfaction of selecting the offer that best suits

them. It does not even have to be the highest,
just the best.
Many states and regions have addressed
the issue with the creation of statewide MLS
systems or regional systems that are more
likely to address the local market searches for
available properties.
If you are a seller, then it pays to know who
sells in your market. If the majority of for sale
signs in your area are from Fayetteville Realtors,
then that is more than likely where you should list.
The problem will always be the areas in the
borders areas of the MLS. Examples in our area
would be Carolina Trace, at least three MLS
systems have listings in that area. Raeford,
Laurinburg have at least three systems doing
business. The north part of Moore County will
have more than three systems represented.
It may not be the best way, but it is the way
it is currently done. Just remember as a buyer
or seller in the fringe areas to let your broker
know to look
other than
their local
MLS for all the
bargains that
may be listed
elsewhere.

Chamber of Commerces of the past often
operated on a very low-tech level mostly due
to what was available to them at the time. Of
course, the growth of technology in the world
has helped local chambers! Today’s chambers
still advocate for signage, zoning and businesses
issues, but they are also engaging in other
economic development discussions that are
relevant to today’s business climate often by
using technology to get the messaging across.
“The purpose of a Chamber of Commerce
has morphed over time,” said Linda Parsons,
President and CEO. “Even though things
have changed, we’re still serving our business
community. We are a servant organization
who is here to serve you and take care of your
business issues. The networking component
has been consistent within the Moore County
Chamber of Commerce, but now, there are
additional opportunities that help promote
chamber members’ businesses as well as their
events, fundraisers, job fairs, etc.”
“With the use of social media and websites,
we can engage a much larger audience,
though old-fashioned meet-and-greets are still
advantageous methods of getting to know one
another’s businesses. It’s about having a mix,
and one method is not better than the other. Our
job is to make sure that our members have easy
access to all of the available resources.”
As the Chamber continues to grow and
looks toward planning, the board approved
the development of the chamber’s brand-new
website that was unveiled in January of 2018, at
moorecountychamber.com which followed the
launch of the Chamber’s new logo. A completion
of its new rebranding efforts.

Parsons enthused. “We are excited about the
opportunities this website provides not only the
membership, but visitors, those relocating to the
area and everyone the Chamber serves. Business
has no boundaries. You set them for yourself.
