Re-imagining Appraising
The purchase of a home is an emotional decision by human beings
who behave in irrational ways. Big data can’t replace the eyeballs
of a human appraiser looking at the whole transaction and
considering the motivations, incentives, and considerations of each

the observation of the condition, update, and upgrades present in
the subject and all of the comparables.
Good article. For many years we have been asking the lenders to let the trainees
inspect the properties. This would be a huge time saver for everyone involved
��������������������������������������������������������������������������������������������������������������������������������������������������������������������
do an inspection and not a trainee who has been trained and has completed at
least some schooling. This would actually cause more of us appraisers to take
����������������������������������������������������������������������������������������������������������������������������������������������������������
no say at all in this process. They do not pay for the appraisal, the homeowner/
borrower does.
