Among the more challenging residential appraisal
assignments is preparing an appraisal to be relied
upon in a divorce resolution case. These types of

that of conventional, lender-based appraisal
assignments. However, the appraiser can be
comforted that notwithstanding the stresses of a
deposition or trial, the appraiser need only prepare a
credible appraisal consistent with his/her licensure
and the requirements of USPAP.
