You should also ask about the uplift rating of the tile roof you’re purchasing, which has to do
with attachment method. If your roof was damaged by Irma, that means it wasn’t able to withstand
110 mph sustained winds and gusts up to 140 mph. While all companies in Southwest Florida
build “to code”, most only build to the minimum requirements. A true Category 5 rated roof, like
the ones required in Miami-Dade, should be the only roof you choose for your home. Concerning
attachment methods, mechanical two-screw attachments and two-part foam adhesives are best
for securing your roof; however, the two-screw attachment penetrates your waterproofing around
10,000 times while the foam adhesive never penetrates the underlayment. The foam adhesive is
expensive in product, equipment, and labor. Since a license is required to use this product, many
companies simply don’t want to deal with the extra expense and hassle. ICP foam adhesive comes
with a 5-year warranty, and is the single most significant reason a roof could withstand winds up to
150 miles an hour. Compared to a single screw attachment that has 20 pounds of uplift resistance,
foam adhesive has anywhere from 80-110 lbs of uplift resistance. It would be like having 80-110 lb
bags of concrete on each tile.
While not every home has it, roof to wall flashing (material used to seal and protect structures
from water penetration by directing the flow of water away from vulnerable areas) is prone to
damage and leaking. Code requires the removal and replacement of the existing damaged flashing
when you replace your roof. This process requires the stucco, old flashing, and underlayment to
be removed and then reapplied. Many companies are unwilling to, or are unable to complete this
process since they aren’t licensed general contractors. They get around the code requirements by
cutting the underlayment when it touches the house and applying simple roofing cement. If you talk
to any engineer, they will tell you this method will eventually leak. Not could leak or might leak,
but will leak over time.
No matter what company you choose, having a very basic understanding of roofing options will
help you feel more confident as you hire a roofing contractor. A roof is an investment so you want
to make the smartest decision to protect your home and family, and perhaps spare yourself from
incurring a claim the next time a hurricane blows through.
