Zip codes in Oakland, Christmas, and Maitland
earn top Orlando housing market rankings for Q3 2019
Orlando area zip codes 34760 (Orange
County) and 32751 (Seminole County) saw
the greatest year-over-year percentage of
increase in home sales during the third quarter
of 2019, reveals data from the Orlando Regional
REALTOR® Association.
34760 (Oakland) led the pack overall with 67%
more sales in Q3 2019 than in Q3 2018. However,
given the small sample size, it’s worth considering
Orange County’s second place finisher. 32824
(Taft/Meadow Woods) had a 42% increase in sales,
with 235 transactions in Q3 2019 compared to 166
during the same quarter last year.
Over in Seminole County, year-over-year sales
increased by 39% in 32751 (Maitland) and by 20%
in 32714 (Altamonte Springs West) during Q3.
Those zips recorded 54 and 179 property closings
respectively.

Homes in 34760 (Oakland) are practically flying off the shelves. Properties there
spent an average of only 20 days on the market before coming under contract in
Q3; compare that to an average of 48 days throughout all of Orange County. In
Seminole County, where homes spent an average of 47 days between listing and
being locked down by a buyer, 32707 (Casselberry) led the days-on-market race
with an average of 30 days.
On the opposite end of the spectrum, homes in Seminole County’s 32732
(Geneva) took the area’s longest to come under contract in Q3: 109 days. Zip code
32836 (Dr. Phillips/Bay Vista) posted the slowest pace in Orange County at 82 days.
ORRA President Jeffrey M. Fagan, Watson Realty Corp, points out a frequent
correlation between price range and days on market. “Orlando homes in the lower
price categories are in very short supply and very high demand, which leads them
to be snapped up at a much quicker clip than the more expensive properties,”
explains Fagan.

Looking for sheer numbers of options?
During Q3, 34786 (Windermere) averaged the
most homes (308) on the market in Orange
County at any given time. Up-and-coming
34787 (Winter Garden/Oakland) came close
with an average of 270 available properties in
Q3 2019.
Seminole County’s 32746 (Lake Mary/
Heathrow) had the greatest average number
of homes for sale in Q3 at 175, with 32771
(Sanford/Lake Forest) the runner-up at 154.
MEDIAN PRICE
And then there’s the home-stat biggie: price. In Orange County, zip codes whose
median home price had the most room for improvement saw the biggest percentage
of increase between Q3 2018 and Q3 2019. Home prices in 32709 (Christmas)
jumped 34 percent year over year, from $120,000 to $160,500. In Seminole County,
32751 (Maitland) drew the top rank with a 17 percent increase in median price, from
$265,000 to $310,000.
