Tell us how you prepare for your
clients.
We do our homework by preparing
a detailed equity analysis for the
homeowner. During our initial
consultation, not only do we discuss
the clients’ future but also ask
the question, “what are your key
concerns?”. We use a collaborative
approach to help our clients reach
their ultimate goal, which is simple
- to maximize their net equity in the
least amount of time.
How do you help Sellers prepare
to list their home?
There’s more to selling a home
than the MLS. Tillung Real Estate
owners’ homes have a reputation
of preparedness. For example, we
recommend a pre-home inspection.
A pre-home inspection can be an
invaluable investment. When it comes to the client completing
the Seller’s Disclosure, it is always best to over-disclose than
to under-disclose.
Do you ever suggest modifications to the property
before listing?
Absolutely! “How we live in our homes is vastly different
than how we market our homes”. Every property is unique
and for this reason each client receives a customized proposal
of how best to prepare their home for sale. This list includes
everything from necessary repairs to something as simple as
cleaning, painting, carpet and staging. Think of it like a doctor
writing a prescription.
Do your clients implement 100% of your
recommendations?
It is America and we have choices! We offer an a-la-carte
menu. If the client chooses to implement all of that which is on
that menu, they are almost assured
to maximize their highest net equity.
Homeowners do have a budget in
mind, and even neat, clean and tidy
can go a long way.
During the term of the listing,
what can a Seller expect?
Our success is founded on
consistent communication. A 14-
30 day review is scheduled at the
beginning of the listing. Bi-weekly
updates are crucial to the success of
the sale. Professional photography,
900 websites in 19 different languages,
signage, marketing brochures, direct
mail postcards, newspapers and/or
magazines, social media, public and
Broker’s opens, and MLS portals
are but a sample of our marketing
platform.
What happens when you
receive an offer?
The first offer is typically the best
offer, after 23-years of selling Real
Estate very rarely is this not the case.
Ideally, we prefer to meet in person
with our clients to discuss an offer,
as the details of the contract can be
complex.
Once a property is under
contract, what happens behind
the scenes?

This is where consistent communication is important. Our
staff keeps track of important contractual dates. A detailed
report outlining all dates and deadlines is emailed to all
parties associated with the transaction immediately. We
pride ourselves on weekly status updates. We do not like
surprises - remaining pro-active means that our contracts
close successfully and on schedule.
