I agree. Go directly to the person, confront, and then enlighten them that
appraisers deal with facts, and that these facts are driven by the sales of
properties by the agents, homeowners, etc. So, when an appraisal does not
come in at sale price, don’t blame the appraiser. I have also experienced
agents from other areas trying to sell in my area and simply do not have a
clue about the market. Like appraisers, they need to become competent in the
area if they are going to list/sell properties out of their area. I work with a lot of
seasoned agents and they totally get all of this. The newer ones...not so much,
unless trained by a seasoned agent.
