Why should you choose me to sell your home?

The simple answer is that we REALTORS® provide a value added
service that has been proven to generate a higher sale price
in a shorter time frame. Most sellers do not have the time to
effectively market and sell their own home, or they don’t have the
knowledge of all the facets of effectively marketing and selling a
home, or both. REALTORS® are looking at the market day in and
day out. We are familiar with the areas and properties that are
both currently on the market and have recently sold. Quite often,
we may have been in those homes and seen the condition of them
firsthand. This understanding of the market is very important in
pricing a home competitively in order to get it sold in the shortest
amount of time and for the highest price that the market will bear.
As a REALTOR®, I do a lot of legwork that many people do
not realize. Prior to listing the property, I research the property in
order to have a good knowledge base of what I am selling and
how best to market the property. I assist the owners by providing
suggestions on how to best prepare the home for sale as well
as recommendations on staging for photography and showings.
I arrange for the home to be photographed and work with the
photographer to capture the property in its most marketable light.
I work to properly market the property through not only the MLS,
but also through other ways such as print and online advertising.
This is just the beginning.
Once the property is on the market, I field calls, schedule showings,
qualify buyers and handle showings. Having a representative at
the showings is very important because often the seller’s agent can
get a feeling of what the buyer is thinking about the property, both
positive and negative. Buyers do not like to show their cards when
an owner is in attendance. I am in attendance when possible and
provide the seller with feedback throughout the process, collecting
information that is useful in negotiations. Having a great REALTOR®
to negotiate for you once you are at the point of receiving a contract
is very important. This is another key reason for working with a
REALTOR®. All of the items that I mentioned above help the REALTOR®
to negotiate effectively for you. I work through this process, including
assisting with the proper and pertinent documentation to get your
home under contract. I work with the title agents, lenders, insurance
agents, home inspectors and appraisers to make sure the process
from contract to closing goes as smoothly as possible. If a problem
arises, I work through the problems so the deal does not fall apart.
While this is a bird’s eye view of what I do for the customer, it is not
a complete list. I provide a value added service for my customer
to not only get them the most amount of money in their pocket at
the end of the day, but I also work to get that done in the shortest
amount of time while making the processes as seamless as possible.
