sale. How do you make sure you
do it right?
Of course, you’ll want to sell your
home quickly for the highest price
you can get, which sounds simple but
requires expertise. Here are a few tips to
help you make the best decisions for a
successful real estate transaction:
1. Articulate your goals and needs
– Is it more important for you to sell
quickly or squeeze every penny out of
the transaction? What are your plans for
after the sale? Knowing the answers to
these questions will help you stay on
track.
2. Know your market – Take your time to
research and compare properties similar
to yours so that you’re comfortable with
the data.
3. Hire an expert – You should also hire
an experienced real estate professional
who will prepare a home for sale
(staging, prepping, repairs, professional
photography), negotiate either side
of an offer and navigate inspections,
contingencies, appraisals, disclosures,
paperwork, and financing. An excellent
agent will likely more than earn their
commission in the money they negotiate
on your behalf.
4. Prepare your home well – Does your
home require repairs or updating? Is it
clean and free of clutter and personal
items? Consult with a professional
before you list your home so that it
presents as well as possible the day it
hits the market. Remember, 92 percent
of buyers search for homes online, so the
photos and marketing collateral have to
be perfect from day one.
5. Set reasonable expectations – Consult
a professional for recommendations on
pricing and market condition so that you
have an informed idea of the fair market
value of your home and how long it
will take to sell. Overpricing a home is
one of the most damaging decisions a
homeowner can make – it will linger on
the market, lose momentum, and you’ll
almost always be subject to an appraisal,
